Clophill
Clophill (including Hall End, Maulden) is identified as a Large Village in the emerging Core Strategy.

There are 39 Large and Small Villages and together these villages need to make provision for a total of 400 new homes up to 2026, over and above existing sites with planning permission. New small-scale rural employment sites may also be considered. The Core Strategy indicates that allocations will mainly be made in Large Villages and only exceptionally in Small Villages.

Additional information submitted: Development would be restricted to the flat areas of the site while the sloping wooded sections would be retained and enhanced. Access would be from Back Lane, possibly via a new mini-roundabout on the A6. The site could be developed at low density for about 20 dwellings or a higher density providing about 50 dwellings. A mix of housing and employment is proposed together with recreation in the form of footpaths and bridleways.
